Bebaak Society · Housing Society & RWA

Housing society management: flexible billing, projects, documents and a member portal.

Bebaak Society runs a co-operative housing society, apartment association or RWA. Every charge head has its own logic — maintenance, water and electricity with or without meter readings, apportioned common-area electricity, parking, reserve/sinking and repair funds, and non-occupancy charges — with GST only where the threshold rule applies and interest on arrears. Ad-hoc projects such as solar, lifts or additions each get their own billing basis, instalments, collection account, receipt series and member ledger, and milestone payments need approval from 2 of the committee's N signatories. Documents are shared per flat, per tower or with all members; residents are owners, family or tenants with separate access; visitors are pre-approved or approved at the gate from the resident's phone; requests such as move-in/move-out, NOCs, interior work and vehicle stickers follow a defined route; and members use two separate channels: Complaints for service matters, and Information, Grievances & Resolutions, which is private by default.

Features by workflow

How Society works, step by step

1

Charge heads

  • Maintenance per sq ft or per flat
  • Water and electricity from meter readings — or without
  • Common-area electricity apportioned
  • Parking; non-occupancy charges
  • Reserve/sinking and repair funds
  • GST only where the ₹7,500 per member per month threshold applies; interest on arrears
2

Projects

  • Ad-hoc projects (solar, lifts, additions/alterations)
  • Own billing basis and instalments per project
  • Separate collection account, receipt series and member ledger
  • Milestone payments need 2-of-N signatory approval
3

Residents, visitors & requests

  • Resident roles: owner, family and tenant
  • Tenants can't see the owner's documents, ledger or private grievances; owners can grant extra permissions that end with the lease
  • Tenants raise complaints and requests, book amenities and lodge their own verification documents (rent agreement, police verification)
  • Visitors: pre-approved guests get a 6-digit code; walk-ins are logged by security and approved by the resident in the app or by email link
  • Recurring passes for daily help; a phone guard view for security (Society Security role)
  • Requests with documents, fees and approval route: move-in/move-out, NOCs, interior work, vehicle stickers
4

Members & documents

  • Document buckets visible per flat, per tower or to all
  • Each flat sees its own documents in every society it belongs to
  • Complaints for service matters
  • Information, Grievances & Resolutions — private by default; resolutions can be published to all
  • Notices, facility booking, GBM/MC meetings, registers and co-op audit formats

FAQs

Questions about Society

How is it priced?
₹499 per society per month plus ₹30 per flat per month (₹1 per flat per day), excluding GST. That includes the logins for each flat — the owner plus one family member or tenant. Annual billing is 10% off. Example: a 90-flat society pays ₹499 + 90 × ₹30 = ₹3,199 a month.
What can tenants see?
Their own complaints, requests, amenity bookings, notices and their own verification documents — not the owner's documents, ledger or private grievances, unless the owner grants extra permissions, which end with the lease.
How does visitor entry work?
Residents pre-approve guests, who get a QR or code; unexpected visitors are logged by security on the guard tablet and the resident approves on their phone or by email. Daily help get recurring passes.
Can members pay online?
Members pay to the society's UPI ID and record the UTR with "I have paid"; the committee verifies it against the bank and posts the receipt. Bebaak Society doesn't run an online payment gateway.
Who can do what?
Committee users run the society; residents (owner, family, tenant) use the member portal with the Society Resident role; security staff use the guard view with the Society Security role.
Are grievances visible to everyone?
No. Information, Grievances & Resolutions is private between the member and the committee by default; the committee can publish a resolution with its documents to all members.
Who is responsible for notices and member consents?
The society and its managing committee — Bebaak provides the tools.
